There has been a lot of interest in collateral mortgages since CBC's Marketplace took a stab at banking fees on January 27, 2013.

 
Up until a few years ago, most mortgages were registered as a standard charge mortgage. The major decisions were to opt for a fixed or a variable-rate mortgage and what term to select.
 
 
In 2010 some banks switched to collateral charge mortgages. Traditionally, Home Equity Lines of Credit (HELOC) and revolving credit lines are considered collateral because they allow borrowers to readvance their loan, and to access extra funds without re-negotiating.
 
Collateral mortgage charges register loans at a certain percentage of the value of your property, up to 125%, regardless of the initial amount borrowed. If your home is valued at $250,000 and you borrowed $200,000, a mortgage could still be registered against your home for $312,500.
 
With a standard charge mortgage, you agree to how much you're borrowing, the interest rate, and the term. So if your home is valued at $250,000 and you have $50,000 down, then your mortgage is $200,000. And with a standard charge your mortgage is registered at $200,000. If you wanted a line of credit, for example, you would have to reapply.
 
With collateral mortgages, the bank establishes a global limit. The reasoning is that it will cost consumers less because there are no additional legal fees if the customer needs to refinance.
 
There are pros and cons to collateral mortgages. It's an okay product for homeowners who want extra borrowing ability along with their mortgage; however it's not for everyone.
 
 
On the upside, qualified homeowners can refinance throughout the term without incurring legal costs as long as they're not asking for a total loan greater than the collateral charge at the time of renewal or refinance. However, if a homeowner only has a 5% or 10% down payment, then it may not make sense to have a collateral charge.
 
On the downside, some lenders won't allow transfers because of the other loans tied to the collateral
charge, making it challenging to leave the lender since all debt, if any, is under one agreement. Most experts advise to shop around at the end of a mortgage term because you can save up to 0.5% on your interest rate, which can translate into substantial savings.
 
If you carry a lot of debt, require a readvanceable loan and frequently need access to cash, a collateral mortgage will save you money in the amount of legal fees you are paying. If you want the freedom to move your business elsewhere, it's not likely the best option.
 
Getting a standard or collateral charge mortgage is just another complication for many homebuyers and owners. My focus is on mortgages and I deal with a variety of lenders to get the best mortgage for your situation.

Just wanted to share with everyone this fantastic new French restaurant that I went to the other night in the West End of Vancouver.  This place is called Le Parisien and it is located at 751 Denman Street in the West End of Vancouver, the menu is said to reflect classic bistro dishes and flavours from the left bank of France.  We decided on a Friday evening to give this new West end restaurant a try, we made a reservation for 8pm and thankfully we did as when we arrived the place was full of groups having amazing looking meals.  We were greeted by a smiling hosted who took our coats and then seated us at a nice table for 2 that gave us enough space to have a conversation without feeling like the tables next to us could hear.  Our server came and introduced herself and let us know the specials, she went over the wine list for us to see if we needed any help picking a wine.  That night they had a strange side menu that had small share plates of food items that you would not usually eat like tongue, crispy pig’s ears and more.  

After deciding on a wine we moved over to the food menu, we decided not to get the 4 course set menu this time around even though it look amazing and a great value.  We decided to give some of the crazy share plates a try and then have an entree each, we started with an oyster Rockefeller, squash croquette and to be brave we tried the crispy pigs ears off the crazy menu; all of these were very good and believe it of not the crispy pigs ears were AWESOME.  For entrees we decided on the Mussels and frites and also the trout which came with seasonal veggies, we shared these and enjoyed every bit of them.  A huge plus for Le Parisien is that the prices are very fair for fine dining in Vancouver with entrees priced from $19 to $25.

The Le Parisien was a wonderful experience all around with friendly staff, great tasting food and good prices, so if you are looking for French food in Vancouver then try this place out.  You will not be disappointed.

For those who have not walk down Denman Street or are new to the West End of Vancouver there is a Butcher in the neighbourhood and a gourmet meat shop with so many options to fill you belly.  Tangos Gourmet Meat Shop has been a staple in the West End for many years now and has been serving up choice cuts of meat to its happy clients.  I myself frequent this amazing store because I know I am getting great meats that are cut right in front of me from a person with passion.  I was in yesterday and wanted a roast for 2, after talking about the different choices with the very friendly Butcher for about 15 minutes I decided to get a nice beef roast and a couple of pre made baked potatoes...mmmmmmmm, none the less my meal came out amazing.  Tangos has a huge range of products from beef, pork , lamb, chicken and more; they has pre marinated meats that are ready to be cook waiting and a tone of choices for great sides to go with it, don’t forget about the great lunch meats for sandwiches.  So if you live in the West End of Vancouver or are passing by then please stop in and check out what for dinner tonight.
